Why www.thelandlorddoctor.com? Because the URL “the guy who knows a ton about tenant debt and willing to talk straight about it” is just too long.
My name is Bill Gray. Since 1997 I have assisted landlords and property management companies nationwide in addressing the issue of tenant debt. Tenant debt is normally incurred when a tenant moves out and owes a balance. I have personally reviewed over 70,000 such cases where tenants owe payment to their landlords. The combined value of these accounts is in excess of $200 million dollars. I’m sure you’ll agree that that’s like a significant sum, by any measure.
Along with hundreds of independent landlords nationwide, I have assisted property management companies such as Lincoln Property Management, Riverstone Residential, JMG Realty, ZOM Living, Post Properties, Rockrose Development, Manhattan Skyline, Blue Rock Partners, and many others.
I am a board member of the American Apartment Owners Association and sit on the executive committee of the Florida Landlord Network. I spend my days communicating with landlords by phone, email, or in person. I also speak to groups of landlords across the country about how to best address their specific issues.
I consult with members of the American Apartment Owners Association, the Southeast Wisconsin Apartment Association, Hollywood Landlords Association, Florida Landlord Network and the Rental Housing Association of Puget Sound; concerning the collection of tenant debt, tenant screening and reporting tenants to the credit bureaus.
As in most industries, unpaid debt is simply a part of doing business. But excessive or uncollected tenant debt may be a symptom of a larger critical issue or oversight. Landlords and management companies turn to me for advice on how to best collect their un paid debt. Many also ask advice on how to minimize the amount of debt they incur. Either or both scenarios will increase your profit!
A lot of information is available regarding purchasing and leasing rental property. However there is little, if any information about the issue of tenant debt. In my Blog I will address how to best collect the debt you have in your desk drawer and also teach you how to minimize the accrual of future debt.
I do not consider myself either a landlord or tenant advocate. I am an advocate of good, legal, and fair business practices by the residential housing industry. I strongly believe people should pay their bills. In my posts you will hear again and again that regardless of the number of units you rent, at the end of the day you are running a business. To make your business as profitable as possible you must apply sound, consistent businesses practices.
